Before you start

    You have the certificates and last-inspection dates for each compliance item.

Open Compliance → Register

Existing items are listed with status pills (OK, Expiring, Overdue).

Add an item

Click New item, choose the type (Fire safety statement, Lift inspection, Pool fence certificate, Electrical test, etc.), enter the inspection cycle, last completed date and the next due date.

Attach the certificate

Upload the most recent certificate as evidence; it is filed against the item in the Document Vault.

Assign a responsible person

Pick a committee member. They receive the alert emails directly.

Configure the alert window

StrataOwn sends 90-day and 30-day reminders by default. Adjust per-item if a contractor needs longer lead time.

Mark complete

When a new inspection happens, mark the item complete and upload the new certificate. The next-due date is recalculated automatically.

Frequently Asked Questions

Which items must I track?expand_more

It depends on the building. Fire safety, lifts and pools are universal; electrical, gas, asbestos, and cooling tower checks may apply depending on the building's services. Your state's regulator publishes the canonical list.

What if a contractor doesn't return the certificate?expand_more

The item stays Expiring until evidence is uploaded. Use the work-order workflow to chase the contractor and link the work order to the compliance item.
