Before you start

  • check_circle

You have issued at least one levy notice that is now past its due date.

  • check_circle

You know your scheme's interest rate on overdue amounts (set in Settings → Finance).

  • check_circle

The committee has resolved any payment plan terms before you record them in StrataBuddy.

1

Open Finance Module

Navigate to the sidebar and select Finance. From the submenu, choose Levy Management to view the global status of all unit accounts. The arrears dashboard lists overdue notices grouped by lot, with total outstanding amount and days overdue.

2

Record a payment

Click a notice and choose Record payment. Enter the amount and date — partial payments are supported and reduce the principal first, then accrued interest. Ensure the date matches the bank clearance date for accurate interest calculation.

3

Set up a payment plan

From the lot's row choose Payment plan. Enter instalment amounts and dates; StrataOwn pauses the standard reminder cadence while the plan is active. You can toggle Suspend Interest if approved by the committee.

4

Write-off (committee resolution required)

Use Write-off only after a written committee resolution. The audit log captures who authorised the write-off and when.

Frequently Asked Questions

How is interest calculated? expand_more

Simple interest, accrued daily on the unpaid principal at the rate configured in Settings → Finance. The rate must not exceed the maximum allowed by your state's strata Act.

Can I waive interest? expand_more

Yes — use Adjust interest with a reason. The audit log retains both the original and adjusted amounts.

When should we escalate to the tribunal? expand_more

When formal reminders and payment-plan attempts have failed. Each state's tribunal (e.g. NCAT, QCAT, VCAT) hears unpaid-levy disputes; the threshold for proceeding is a committee judgement call.
