Get your building set up
Add lots, invite committee, set the spending limit, and create your first levy schedule.
Before you start

You are signed in to StrataOwn and have a verified email.

You have your strata plan number, total lot count, and the building's state/territory.

You have the current insurance certificate, by-laws, and any existing minutes ready to upload (PDF).

You have the email addresses of the other committee members you want to invite.
Create the building
From the building selector choose New building. Enter the plan number, address, state/territory, year of completion, and total lot count. You become the first Admin.
Add the lots
Open Buildings → Lots and add each lot with its number and initial owner. Lot entitlements can be edited later as you confirm them against the registered plan.
Invite committee members
Under Members → Invite enter each committee member's email address and assign the Committee role. They receive a one-time signup token.
Set the committee spending limit
Under Settings → Spending limit pick your state's statutory default or enter a resolved amount. This activates expenditure guardrails immediately.
Upload starting documents
In Documents upload your insurance certificate, current by-laws, last set of minutes, and any contracts. Tag each file with a category so the Document Vault Health card lights up.
Create your first levy schedule
Open Finance → Levy schedules → New, set the period, the Admin Fund and Sinking Fund amounts, and the due date. Owners will see their balances from day one.
Frequently Asked Questions
Can I change lot entitlements after the building is created?expand_more
Yes — entitlements are editable. Levy calculations recompute automatically the next time you generate a levy schedule.
What if I don't know the spending limit for my state?expand_more
StrataOwn seeds each state's statutory default. You can override it later if your committee resolves to a different amount.
Do I have to invite every owner now?expand_more
No. Only committee members need access on day one. Owners can be invited later as you collect their email addresses for the strata roll.
