Service addresses on the strata roll
How to record and update a lot owner's service address, and the legal requirement to keep it current.

You have written confirmation of the owner's new service address (e.g. an email or letter from the owner).
Understand the service address
The service address is the address to which the owners corporation must send all notices and levy demands. It is not necessarily the lot address — an investor owner may use a different postal or email address. The obligation is on the owner to notify the Secretary of any change.
Update the address in StrataOwn
Open Buildings → Strata roll, select the lot, and click Edit owner. Update the Service address field. The change is effective immediately for all future levy notices and correspondence.
Retain the notification record
Attach the owner's written notification to the lot record using Documents → Add. This creates an auditable record if there is a later dispute about whether a notice was correctly served.

What if an owner refuses to provide a service address?expand_more
Most state Acts allow notices to be sent to the lot address if no service address is provided. StrataOwn defaults to the lot address in this case, but keeps the service address field blank so the gap is visible.
Can an owner use an email address as their service address?expand_more
Yes — most states now recognise an email address as a valid service address provided the owner has consented to electronic service. StrataOwn supports both postal and email service addresses.
