Lot entitlements

What unit entitlements are, how they affect levy calculations, and how to update them after a strata plan amendment.

Understand unit entitlements

Each lot in a strata scheme has a unit entitlement — a number relative to the total entitlements for the scheme. It determines each lot's proportionate share of levies and the weight of their vote on certain resolutions.

Review existing entitlements

In Buildings → Strata roll, each lot card shows its unit entitlement. The total across all lots is displayed at the top. Cross-check this against the registered strata plan schedule.

Update after a plan amendment

If the registered plan has been amended (e.g. lot subdivision or reallocation), open the affected lot and edit the Unit entitlement field. StrataOwn recalculates levy contributions for all future levy runs immediately.

Frequently Asked Questions

Can the committee change lot entitlements?expand_more

No. Unit entitlements are set by the registered strata plan and can only be changed through a formal plan amendment registered with the relevant titles authority. The committee cannot alter entitlements unilaterally.

What if the entitlements in StrataOwn don't match the plan?expand_more

The registered strata plan is the authoritative source. Update StrataOwn to match. Levy calculations based on incorrect entitlements may need to be adjusted — contact your strata manager for advice on backdating corrections.
